How the numbers work
Prices are typical mid-range costs to buy a comparable item new in the US. Bedrooms multiply the bedroom rows; people multiply clothes. Replacement cost is what most homeowners policies pay (some pay actual cash value, which subtracts depreciation). Why the gap matters
Personal property coverage is often set automatically at 50% to 70% of the dwelling limit, and it's never checked against what's actually in the house. After a total loss you are paid up to that limit, and only for items you can list. Knowing both numbers, before a loss, is the cheapest fix there is.
